Smart plugs and wired smart relays let landlords and offices schedule heating, switch off kit remotely and monitor energy use. This shortlist compares smart relays, plugs and energy meters from UK supplier feeds, so you can see the market spread across plug-in and DIN-rail options.
Smart plug reviews focus on apps and voice assistants. Below we cover what they skip: when a wired relay needs an electrician in England, load limits, and product security law.

A plug-in smart plug needs no electrical work. A DIN-rail or in-wall relay is part of the fixed wiring. In England, Approved Document P covers electrical safety in dwellings. Bath and North East Somerset Building Control explains that adding a new circuit, and work in special locations such as rooms with a bath or shower, must be notified or done by a registered competent person, while small jobs such as replacing a socket or light switch do not need notifying.
Use a qualified electrician for wired relays and ask for a certificate for the work. The fixed installation is checked again at the five-yearly electrical inspection required for private lets in England.
Check the rated maximum load of a plug or relay against the appliance before you switch heaters, water heaters or pumps. Electrical Safety First notes most extension leads are rated 13A, some older leads and cable reels less, and warns against plugging one extension lead into another.
In an HMO, LACORS fire guidance prefers fixed heating to portable heaters, so a wired relay on a fixed heater is a better long-term option than a smart plug on a plug-in heater.
Since 29 April 2024, UK product security law bans universal and easily guessed default passwords on consumer connectable products and requires manufacturers to publish a minimum security update period. The NCSC lists smart plugs, thermostats and light bulbs among smart domestic appliances covered. Check the stated update period before buying.
If tenants control devices, remove their app access at the end of each tenancy and reset shared accounts. A smart smoke alarm does not replace the alarm system an HMO needs: LACORS says battery-only alarms are not recommended in HMOs and multiple alarms must be interlinked.
On our shortlist, the Shelly Pro 1 is the best overall pick at £44.55 from Shelly UK. For a tighter budget, the Shelly Plus AddOn +1DS (£14.51) is our best-value choice.
Most of the 52 UK listings we screened sit between £18 and £70, with a middle price of £43. Trade suppliers often show prices before VAT, so add 20% if you can't reclaim it.
A VAT-registered business can usually reclaim the VAT on equipment bought for business use, as long as it holds a valid VAT invoice from the supplier. Ask the seller for one at checkout.
The picks here come from Shelly UK. Most UK trade suppliers offer next-day delivery and VAT invoices; some offer credit accounts for regular orders.
Yes, but a wired relay is fixed electrical work. In England, use a qualified electrician, and use a registered competent person where the work is notifiable under Part P.
Only if the plug's rated load covers the heater. Plug it straight into a wall socket, not an extension lead, and follow the heater maker's instructions.
Consumer smart plugs sold in the UK must meet the product security regime from 29 April 2024, including no universal default passwords and a published security update period.
Not on its own. LACORS guidance says battery-only smoke alarms are not recommended in HMOs, and HMOs usually need interlinked mains alarms with battery backup.
