A dehumidifier can help a damp room, but in a rented home in England the landlord's legal duty is to deal with the cause of damp and mould. This shortlist compares compressor and desiccant models from UK supplier feeds, so you can see the market spread across capacities.
Consumer roundups rarely mention the law. Below we set out what the government expects of landlords, where Awaab's Law stands for private lets, and where a dehumidifier fits.

Government guidance for rented housing says landlords are legally responsible for addressing damp and mould. Homes must be free of category 1 hazards under the Housing Health and Safety Rating System, which includes damp and mould, and the Homes (Fitness for Human Habitation) Act 2018 requires homes to be free of hazards including damp and mould.
The guidance says landlords should identify and tackle the underlying causes, such as building defects, inadequate ventilation, inadequate heating or poor energy efficiency. It says removing surface mould will not stop it coming back, and that blaming damp on tenants' lifestyle choices is unreasonable.
Awaab's Law and private landlords
Awaab's Law has applied to social landlords in England since 27 October 2025, starting with significant damp and mould hazards and all emergency hazards. It does not yet apply to private landlords.
The government published a consultation on 9 October 2026 on extending it to private rented tenancies and licences, using powers in the Renters' Rights Act 2025. It closes at 11.59pm on 18 December 2026. It asks whether private landlords should investigate potential significant hazards within 5, 10 or 15 working days, and make emergency hazards safe within 12, 24 or 48 hours. Keep a dated record of every damp report and what you did.
Where a dehumidifier fits
Use a dehumidifier as support while you fix the cause, for example after a leak or while a ventilation fault is repaired. Compressor (refrigerant) models suit warmer, humid rooms. Desiccant models are better in colder rooms and quieter, but use more energy.
Check the daily extraction rate and the tank size separately, as the tank is often much smaller than the daily rate. The government guidance also warns that smart humidity sensors should not be misused as tools to blame tenants.
Questions people ask
What is the best dehumidifiers for damp and mould in rental property in the UK?
On our shortlist, the DD8L Pro Desiccant Dehumidifier is the best overall pick at £259.99 from Meaco UK. For a tighter budget, the MeacoDry ABC 12L Dehumidifier (£149.99) is our best-value choice.
How much should I pay for dehumidifiers for damp and mould in rental property?
Most of the 62 UK listings we screened sit between £150 and £400, with a middle price of £200. Trade suppliers often show prices before VAT, so add 20% if you can't reclaim it.
Can a business reclaim VAT on dehumidifiers for damp and mould in rental property?
A VAT-registered business can usually reclaim the VAT on equipment bought for business use, as long as it holds a valid VAT invoice from the supplier. Ask the seller for one at checkout.
Where can I buy dehumidifiers for damp and mould in rental property for a business?
The picks here come from Meaco UK. Most UK trade suppliers offer next-day delivery and VAT invoices; some offer credit accounts for regular orders.
Does Awaab's Law apply to private landlords yet?
No. It applies to social landlords in England from 27 October 2025. A consultation on extending it to private tenancies runs until 18 December 2026.
Does a landlord have to provide a dehumidifier?
There is no rule requiring one. Government guidance says landlords must tackle the underlying causes of damp and mould, so a dehumidifier supports a repair rather than replacing it.
Compressor or desiccant for a cold flat?
Desiccant dehumidifiers work better in colder rooms and are quieter, but use more energy. Compressor models suit warmer, humid conditions.
Can a landlord blame tenants for condensation mould?
Government guidance says it is totally unreasonable to blame damp and mould on lifestyle choices, and that the fundamental causes are usually the building, ventilation, heating or energy efficiency.
