Below we add what appliance guides miss: council ratios, the warranty catch with domestic appliances, and how to keep landlord-supplied appliances safe.

In England, the 2006 HMO amenity regulations require a unit with its own kitchen to have adequate cooking appliances, a sink with hot and cold water, a worktop, sufficient sockets, a cupboard and a refrigerator. For shared kitchens, councils set ratios based on the number of sharers. Arun District Council, for example, asks for one cooker for up to five occupiers and one per four above that, and allows one combination microwave to replace a second cooker for up to nine people.
Arun also sets minimum fridge and freezer capacity that rises with each extra occupant, six sockets above the worktop, and a light-duty fire blanket in every kitchen. Ratios differ between councils, so use your own authority's HMO standards as the checklist.

Domestic appliance warranties in a shared house
Manufacturer guarantees are written for domestic use. Beko's terms say its guarantee is void if the product is used in commercial or non-residential premises unless it has agreed the installation environment. Whitegoods Help argues that a privately rented home is not a commercial environment, but neither source addresses HMOs directly.
Before relying on a guarantee in a large HMO, ask the manufacturer to confirm cover in writing. Register each appliance at the property address through Register My Appliance so you hear about safety repairs and recalls, and check the government's product recalls list.
Keeping landlord-supplied appliances safe
The HMO management regulations require shared fixtures, fittings and appliances to be kept in good and safe repair and clean working order. The five-yearly electrical inspection required for private lets in England covers the electrical installation.
HSE says the law does not require annual portable appliance testing. It requires equipment to be maintained in a safe condition, with checks set by how much it is used and moved. Electrical Safety First warns against overloading sockets and plugging one extension lead into another, which matters in a kitchen with kettles, toasters and microwaves.

A VAT-registered business can usually reclaim the VAT on equipment bought for business use, as long as it holds a valid VAT invoice from the supplier. Ask the seller for one at checkout.

The picks here come from Daewoo Electricals. Most UK trade suppliers offer next-day delivery and VAT invoices; some offer credit accounts for regular orders.

HSE says there is no legal requirement for annual PAT testing, but equipment must be kept safe. The HMO management regulations also require shared appliances to be kept in good and safe repair.
Can a microwave replace a second cooker in an HMO?
Some councils allow it. Arun District Council allows one combination microwave in place of a second cooker for up to nine occupiers. Check your own council's standards.
Does a domestic appliance warranty cover an HMO?
It depends on the manufacturer's wording. Some guarantees exclude commercial or non-residential premises, so get written confirmation before relying on one in a shared house.
Is a fire blanket required in an HMO kitchen?
LACORS guidance recommends a fire blanket in every kitchen, and many councils require one. Arun specifies a light-duty blanket to BS EN 1869:2019, wall-mounted about 1.5 m high and closer to the exit than the cooker.
