GSM (grams per square metre) measures towel density. Absolute Home Textiles describes 450 GSM as mid-weight, absorbent and quick-drying, durable enough for commercial laundering and commonly used in 3 to 4 star hotels. It recommends 100% cotton for boutique hotels and guest houses and cotton-rich blends for gyms, care homes and B&Bs.
The same supplier advises washing new towels before first use, as most are not pre-shrunk, washing at 40°C with a mild detergent, and avoiding fabric softener, which reduces absorbency. Follow each manufacturer's care label.
Planning stock and laundry
One simple way to plan is three sets per bed: one in use, one in the laundry and one on the shelf, plus a reserve for stains and losses. Buying a single colour and weight across properties makes it easier to mix stock between units and spot worn towels.
Keep towels and bed linen as separate stock lines, and log replacements by date so you can see real wash life rather than guessing.
Rules and tax for short-term lets in England
GOV.UK says a mandatory national registration scheme for short-term lets in England is expected to begin in March 2027 and is not yet in force. Operators must already follow fire safety guidance, using the small paying guest accommodation guidance for up to 10 guests or two floors, and the sleeping accommodation guidance for larger premises.
The furnished holiday lettings tax regime was abolished on 6 April 2025, so income is now taxed under the usual residential landlord rules. HMRC's replacement of domestic items relief covers furnishings, with examples such as curtains, rugs and carpets, and says its list is not complete, so ask your accountant whether replacement linen qualifies. Loose mattress covers, including terry towelling protectors, are outside the furniture fire regulations according to UKALA.
